The prices quoted include are subject to a service charge and weekly cleaning fee and linen hire.
BOOKING AND CONFIRMATION TERMS General -
These booking conditions set out the basis upon which the accommodation reservations are accepted for clients ("You", "Your party") by Your Space Apartments Limited ("Us", "We", "Our"). Acceptance of Terms and Conditions / Contract of Hire - You will be deemed to have confirmed your booking, and accepted these terms and conditions, either 72 hours after We send you your Booking Confirmation email or when You send confirmation that you have received the Booking Confirmation email or You make payment of all or part of the rental charge, whichever is the earliest.
Confirmation of Booking -
All booking details are confirmed by Us via a Booking Confirmation email and are deemed to have been accepted by You and Your Party unless, within 24 hours of the sending of the Booking Confirmation email, you inform us by email that you wish to alter or cancel the booking arrangements. In order to collect your keys or key code, we must receive the following. * A valid personal email generic booking emails cannot be accepted. * A valid phone number including prefix code.* An estimated time of arrival.* A signed contract* A copy of ID from all parties attending the property. note a picture of yourself cannot be accepted as valid ID this is also for your security and the security of the other residents and is a requirement of our insurance providers, all scans will be held in our online security box. Failure to provide the following will result in complications when checking in and or the booking being cancelled.
All prices are quoted in UK Pounds Sterling and, unless otherwise specified, the prices quoted exclude VAT at the prevailing UK rate. All prices are based on costs prevailing at the time of quotation and may be subject to change and are subject to a service charge as per booking at the time.
Price bands -
The price band charged depends on the length of your stay. If your stay reduces in length resulting in your stay falling into a different price band you will be required to pay the difference in the two rates from the start of your stay.
Payment Procedure -
When a booking is made fewer than 30 days prior to the arrival date, the Full rent and security deposit and or service charges will be required to confirm the reservation. When a booking is made 30 days, or more, prior to the arrival date, an Initial Payment of 30% Non-refundable prepayment is required to confirm the reservation. Where an Initial Payment has been made the Final Payment of 70% is due to be paid 30 days before arrival. If We do not receive full payment by this time, the booking may be cancelled, and the Initial Payment forfeited. You may also be liable for the balance of the total rent and for any other costs involved in the attempt to re-let the accommodation.
Payment by Credit/Debit cards -
Where Credit/Debit card details are held by Us the Final Payment, or any subsequent payment requests, made in line with these terms and conditions and notified to You, will automatically be debited from the card- Please note once you have made a payment this is a acknowledgement of acceptance of our full terms and conditions of booking.
Methods of Payment -
Payment must be made to Us in UK Pounds Sterling via bank transfer for your stay and any extra packages and must be clear of all bank charges, exchange rate variations, and any other deductions. We are pleased to accept the following methods of payment for your Damage Deposit: Credit/Debit Card: Visa, Access, MasterCard, Diners or AMEX, Switch, Delta. A 2% surcharge will be made on all non-UK Debit Card payments and Credit Card a 4% surcharge on all AMEX and Diners Card payments. All cards must be chip and pin Cheque/Bankers Draft/Foreign Money Order: are not acceptedDirect Bank Transfer: Upon request Payments made by bank transfer must reach our account net of all bank charges. Please ask your bank to detail your invoice number and name and clearly on the transfer. A copy of the transfer should then be sent or faxed to us.
Use of apartments -
It is forbidden to use our apartments for parties or gatherings where occupants of neighbouring apartments might be disturbed unless you have booked Victoria Street Party Pads. If, on arrival, it is felt you are intending to use the apartments for such an event you may be refused entrance. If it is discovered that you are holding such an event after arrival you will be required to leave immediately. In such circumstances, we are not obliged to provide or locate alternative accommodation. No refund will be given.
Facilities and Services -
All apartments are fully furnished to a high standard and include a kitchen fully equipped with appliances, cutlery, crockery, and kitchen utensils. A Welcome Pack may be provided on arrival (details on our website) but all further supplies should be provided by You. A Broadband Internet connection is provided at all locations. There is no charge for normal use, as described in our Fair Usage Policy, of this facility. If a loss of connection occurs, we will endeavour to get reconnected as quickly as possible but We cannot be held liable for any losses resulting from the loss of connection. Unless otherwise specified, the prices quoted for all serviced apartments include utilities and taxes. The only exclusion is service charges for telephone calls made. Call rates are detailed on our website and in the apartment. Unless otherwise specified, the prices quoted may not include a weekly or fortnightly Clean Service, which is carried out on the 7th day or 14th after arrival. All linen and towels are included and changed with every Clean Service either weekly or fortnightly. Any extra charges are at the management's discretion or highlighted in your online travel agent.
Fair Usage Policy -
Fair broadband usage is described as an average of 1GB download per day with a max of 25GB over the duration of 1 month any additional usage will be chargeable. This is sufficient for all normal activities, e.g., web browsing and emailing, but may be exceeded if there is a sizeable number of activities such as video streaming. If more download capacity is required, then it may be possible to purchase additional GBs. Please note: any illegal internet activity, e.g., peer-to-peer file sharing, will result in the internet access being closed for the duration of your stay.
Cancellation by You -
All notification of cancellation must be made in writing by post, fax or email to Us. You are responsible for ensuring the notification has been received. When a notification is received more than 30 days prior to the first date cancelled, payments received from the client are refunded excluding the Non-refundable prepayment unless it is a Non-refundable booking such as named in OTA's or as a direct discounted booking. When a notification is received 30 days or less prior to the first date cancelled, the full cost of the cancelled period is forfeit. We strongly recommend that all clients obtain appropriate travel and personal insurance cover to cover these charges in the event of any type of cancellation inclusive of ill health and world travel bans under the Force Majeure Policy
Alteration by You -
If you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), we will use all our reasonable efforts to comply with your request, however, we cannot guarantee that we will be able to do so and we accept no liability for any loss, damage or additional expense that may be incurred in that circumstance. Delayed arrivals and early departures will be treated as a cancellation, even if additional nights are added to the end or beginning of the stay, and so will be subject to the cancellation charge if the change is made 30 days or less prior to the first date changed. If your stay is reduced in length, please see the section on Price bands for information on the price you will be charged.
Cancellation by Us -
In exceptional circumstances, we may find it necessary to cancel your booking and if so, we shall make all reasonable efforts to offer a suitable alternative. If this is not acceptable, and assuming the cancellation is not as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions, we will refund any sum you have paid to us which shall constitute a full and final settlement of any liability we may have to you as a result of such cancellation. This does not affect your statutory rights. More specifically, nothing in these conditions shall restrict our liability for death or personal injury caused by our negligence, nor for fraudulent misrepresentation.
Alteration by Us -
While every effort is made to adhere to the apartment location, postal number and price stated in a booking, we reserve the right to vary the location and the postal number of the apartment at any time until check-in and vary the total price at any time before receiving the final payment from the client. Any variation will be communicated to the client in writing by post or fax. On receiving notification, the client has forty-eight hours to communicate non-acceptance of the variation described. If no such communication is received, the client is assumed to have accepted the variation. If communication of non-acceptance is received within forty-eight hours, all paid funds will be returned to the client without any deduction.
Number of Occupants -
We have in place a 100% zero-tolerance for an extra guest or visitors, You are responsible for ensuring that the apartment is not occupied by more people than is stated and paid for on your Booking Confirmation email, which is set to the number of beds in the apartment. We reserve the right to refuse admittance to the apartment if we feel this condition is likely to be in breached. In this case, all monies paid will not be returned/refunded, In the event, we or our 24hr CCTV and security see evidence of visitors and extra guest or have to attend or call the police in this matter all paying and staying guest and visitors will be removed and all monies paid including Damage Deposit will be forfeit. The apartment cannot be re-let/sublet to any other group/party without the written approval of Us.
Check-in and Check-out -
The rules for check-in and check-out are set by Us. All apartments are usually available for occupation after 3.00pm on the Day of arrival. Keys are made available during working hours (between 9:30 a.m. and 5:00 p.m.). Arrangements can be made for key collection after hours and on Sundays, subject to prior arrangement. All apartments must be vacated by 10 am on the day of departure and keys must be returned to the key collection location. Arrangements can be made for a later checkout, but this is subject to prior arrangement and a charge of £10 per hour. If there is any delay in vacating the apartment beyond the agreed time a full day's rental is charged to You.
Damage to Apartment -
You are responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartment or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported, without delay, to our local representatives. The cost of the repair or replacement must be agreed with, and paid to, Us. You are responsible for ensuring that no person staying or visiting the apartment during your stay will suffer anything to be done which would endanger the policy of our insurers in respect of the apartment and its contents which might make the same void or voidable.
Damage to Linen by Makeup and any other substances-
Damage to any linen and or towels shall be chargeable, Pillowcase £15- Bedsheets - £30 - Duvet covers £75- Bath sheet -£55 Bath towels £35 cost will be chargeable and taken from the card presented at time of booking
Keys and Ekeys access -
Most of our listings is accessed via Ekey and this cannot be shared or duplicated- it is the responsibility of the lead guest to inform the other guest that we will send a Text to download the app for access, we will not be held responsible if a guest fails to follow directions for access. In the event that the guest is given physical keys and key fob this will be for one set only per group and loss of said keys will be chargeable at £150. If any of your guests fail to download the Ekey and force entry to the block of the apartments and damage the main door access of the apartment, then this will be chargeable and this may be reported to the Police as criminal damage. Example price to replace main door maglock £500 and Apartments Door locks £350- Please be mindful of this as there is no excuse, we will supply Ekey access to all staying guests.
Termination by Us -
We have the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the apartment or criminal activity on the part of those occupying the apartment or their guests.
Injury or Loss - We cannot be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the accommodation. Neither We, nor our representatives, can be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply.
Termination by OTA's-
( Online Travel agents) We have the right to still charge for any cancellations for any Non-refundable bookings made via and OTA's regardless of and policies the OTA's have in place. Once a booking has been made via OTA's you have accepted our T&C's and will be still liable if you cancel via OTA's.
notification Liability of the Company All persons entering the car park do so at their own risk and neither the Company nor any person acting on its behalf is in any way responsible for any loss, injury or damage sustained by them or for loss or damage to vehicles and their contents left within the car park. This does not exclude liability caused by the Company’s negligence or other breaches of duty. If your vehicle is damaged in any way whilst in the car park, or should you lose the vehicle or any of your personal possessions from it whilst it is in the car park please:• Immediately inform Infinity Apartments.• Report any incident of theft to the police• Notify your insurers promptly If any damage, loss or injury is suffered, Infinity Apartments should be notified before the vehicle is removed from the premises.
Rights of Access -
Our representatives and subcontractors have the right of access to the property at any time, with due regard to the convenience of You, for the purpose of inspection of the property and to conduct any essential repair or maintenance work. In the case of our party apartments our house manager will visit to remove extra rubbish and to see if you have everything you need for your stay at 12 midday.
Regrettably no pets of any kind are not permitted under any circumstances in our city apartments this excludes our designated houses or apartments a pet contract and fees apply. You are liable for any infringement of this rule by Your occupiers. Information - All information supplied by Us, is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made either in writing or otherwise, but We are not liable for any variation however caused.
Any complaints about the apartment, its contents, or Our staff must be made in writing immediately to Us at Infinity Apartments Head Office, The Bling Bling Building, 24 School Lane, Liverpool, L1 3BT or emailed to us at email@example.com. We will take all reasonable steps to settle the problem. We shall not have any liability for any complaint submitted after the completion of the rental period.
In the event of any litigation arising from the booking of accommodation with Us, the Courts in England shall have sole jurisdiction on such arising matters and English law prevalent at the time shall be applied at the times.
Force Majeure -
We will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.Force Majeure Exclusions -in the event of world epidemic such as Coronavirus COVID-19 -Chikungunya -Cholera -Crimean-Congo haemorrhagic fever-Ebola virus disease-Hendra virus-infection-Influenza (pandemic, seasonal, zoonotic)-Lassa fever-Marburg virus disease-Meningitis-MERS-CoV-Monkeypox-Nipah virus infection-Novel coronavirus (2019-nCoV)-Plague-Rift Valley fever-Smallpox-Tularaemia-Yellow fever-Zika virus disease= It is the sole responsibility for the guest to have travel insurance to cover such cases - in the case of self-isolation and quarantine it is also the responsibility of the guest to cover all payments for the stay throughout the quarantine stage and also pay for any additional charge's relating to said stay and also for the #clean and or destruction of all goods that may be infected withing said property and communal areas relating to said guest stay this also excludes the OTA cancellations and all payments are still payable for all non-refundable bookings and or bookings cancelled within the said cancellation period.
Local Covid laws-
It is the Guest responsibility to abide by all local and regional covid travel and Tier Regulations when booking or staying at Infinity Apartments, we will not be accountable or liable if you and or your guest are in breach of said Covid Laws and Tier restriction. All guest must also ensure they abide by the social distance rule and ensure social bubble rules are followed. Infinity Apartments will not be liable for any fines issued to the guest or the accommodation if the guest or Guests fail to follow all covid regulations. If at any point during your stay it has been found that the local or government Covid rules have been broken by the guest or guest of the guest and then all parties will be removed from said premises. As this constitutes a breach in the covid rules or Tier Rule or our T&C's all monies paid for said stay including damage deposit will be 100% forfeit and non-refundable. If the Guest, then contacts the bank in this matter as a chargeback case we will take the guest to the small claims court and claim all cost in this matter.
The apartment hire cost does not include any personal insurance cover of any kind. It is recommended that insurance be taken out against cancellation. It is further strongly advised that personal accident and medical insurance is also taken out.
We operate a NO SMOKING POLICY. Smoking is not permitted in the apartments or in the internal communal areas of the apartment blocks the fine for smoking in our apartments and rooms is £250 and will be payable immediately and evidence of this nature will be given to the bank and or authorities if requested in case of any chargebacks.
Security of Tenure -
As the apartments are used as short-stay accommodation they are exempt from security of tenure under the Rent Act Interest - Interest on overdue invoices shall accrue from the date when payment becomes due, from day to day, until the date of payment, at a rate of 4% above Lloyds TSB Bank PLC's base rate in force at the time and shall accrue at such a rate after, as well as before any judgement.
Corporate Credit - Corporate
credit facilities with Us may be obtained on application. Credit facilities must be agreed prior to check-in. For full details and an application form, write to Infinity Apartments- EggandcoSA at The Bling Bling Building, 24 School Lane, L1 3BTCorporate – Contractors Bookings. - Corporate and contractor bookings will be chargeable for the full duration of the stay regardless of the usage of said number of beds used in the accommodation, all beds shall be paid for it is the contractor's responsibility to utilise said bed spaces as they are paying when in use or not.
Privacy and Data Protection -
Guest Pet Agreement
• Guest is responsible for cleaning up after the pet on accommodation grounds and properly disposing of the waste in the outside dumpster or as otherwise designated.
• Damages caused by my pet to my suite, its furnishings, or any other part of the accommodation are my sole responsibility.
• Deposit of £300 will be held on account and following our house manager inspection the deposit will be refunded. I understand that my account will be charged commensurate to the cost of such damages. Guest accommodation is subject to damage inspection at any time and upon checkout.
• Noise/Disruptive Complaints: If hotel management receives more than 2 (two) complaints, alternative arrangements must be made for the pet. The non-refundable pet fee will not be refunded once the pet has been in the guest suite.
The Party Pads is arranged over three floors with stairs to a lift. On the first floor has a collection of 4 apartments that can be booked as a group accommodating 26 guest.
